Answering your questions
Each custom home is unique. They are one-of-a-kind designs, and the costs depend on many variables. The four most important are:
1. Size & Complexity of the home design.
2. The Land on which it is built and its unique challenges.
3. The Interior and Exterior Finishes.
4. HVAC equipment and Appliances.
The short answer is, custom homes start at about $350.00/sf for a simple 3,000sf two-story home. Sprawling ranch homes at about 3,000sf start around $400.00/sf. For complex designs with many high-end finishes, sf costs could possibly exceed $500.00.
Timelines vary by project, but Construction can take anywhere from 8 months to over a year, depending on the size and complexity of the home.
Prior to construction, we undertake a process called Preconstruction. During this preliminary phase, a collaboration between the client (you), the builder (Stockell), the architect, and the civil engineer take place to complete the Design Documents and the Site & Grading Plan. After this, our on-staff interior designer will work with you through the selections process. The designer will make appointments for you and accompany you to vendor showrooms and tailor the design process to your needs and availability. Some of these selections include; roofing, siding, masonry, flooring, cabinets, appliances, paint, finishes, and much more. This
Preconstruction Phase typically takes about 12 weeks or more depending on the amount of time required for architectural design, selections, and bidding & rebidding to fine tune the budget.
In summary, the Preconstruction Phase can take 3 months, and the Construction Phase could take 8 months or longer.
A High-Performance Home incorporates the best of everything modern building science has discovered about building homes, so they will last for generations, require less maintenance, have lower utility bills, and are healthier and more comfortable for their occupants. Some of the Requirements of HP certified homes and their Benefits:
• Water and moisture controls – Lifetime foundation waterproofing, Water-proof house wraps & membranes, Flashings properly installed, gutter downspouts piped underground away from house to a pop-up min 20’ away, all grading around the house to fall a minimum of ¾” for 30’.
o Benefit – no water or moisture problems
• Superior insulation and air sealing – Blown in insulation, spray foam insulation, caulk, air seal tapes & gaskets, etc.
o Benefit – No drafts. Warmer in the winter and Cooler in the summer.
• Lifetime or 50yr min exterior masonry or siding.
o Benefit – low or no exterior maintenance.
• Low or no VOC building components or finishes.
o Benefit – low or no toxic chemical off gassing, creating a healthier indoor environment.
• Right sized HVAC equipment: based on improved insulation and fewer air leaks, smaller equipment is needed. Common Sense Energy Efficiency based on ROI over minimum code compliant systems.
o Benefits – lower cost equipment, increased efficiency, even heating and cooling throughout the home, and lower monthly utility bills.
• Air Filtration, Ventilation, and Humidity Controls: Using great air filters in the HVAC system (MERV 13 or better) dust, dander, mold, pollen and other allergens are filtered out. Using Energy Recovery Ventilators fresh outdoor air is brought in, filtered, and distributed throughout the home and old stale air is removed, at a min rate of 3 full air changes every 24hrs. Using humidifiers and de-humidifiers, the humidity in the house is controlled.
o Benefits – a healthy indoor air environment. By reducing dust, dander, pollen, high humidity, VOCs, Radon, etc….. allergies, headaches and colds are reduced and improved long-term health.
