Budget & Costs

What is included in your pricing, and what isn’t?

  • We provide very detailed estimates that cover the entire scope of the project. Every detail, from permitting to move in, is included in our pricing. We get exact pricing on ALL selections, and we avoid using allowances. This allows for accurate estimates prior to construction, helping to eliminate surprises.

 

How do you handle unexpected costs or changes?

  • Unexpected costs are mostly excavation or weather-related. Change orders are typically initiated by the client for things like adding crown molding, beamed ceilings, additional cabinets, flooring selection changes, and so on. Every change order is presented transparently, including all details, and is provided to our clients for approval before proceeding.

 

Can you provide a detailed estimate and timeline before signing a contract?

  • Yes, we prepare comprehensive proposals, estimates, and timelines, so you know exactly what to expect.

 

How much does a custom home cost?

  • Each custom home is unique. They are one-of-a-kind designs, and the costs depend on a lot of variables. The short answer is, custom homes start at about $280.00/sf for a simple 3,000sf two-story home. Sprawling ranch homes at about 3,000sf start around $350.00 – $400.00/sf. For complex designs with many high-end finishes, sf costs could possibly exceed $500.00. Process & Timeline

What is your typical build timeline, and how do you manage delays?

  • Timelines vary by project, from 8 months to over a year. We set realistic schedules and keep you updated through our 24/7 online scheduling system.

 

How do you handle permits, inspections, and local building codes?

  • We manage all permitting, schedule all inspections, and ensure compliance with local regulations.

 

Will I have a dedicated project manager or point of contact?

  • Yes, you’ll have a clear point of contact throughout the process. Every home we build has one construction supervisor on-site every day to ensure quality work, maintain the construction schedule, and communicate with our clients.

  • We partner with trusted local suppliers to ensure we are using best quality, high performance products and courteous prompt service after the sale.

 

Do you offer energy-efficient or sustainable building options?

  • Yes. Our expertise lies in high-performance, energy-efficient construction with an emphasis on healthy indoor air quality. How do you ensure quality control throughout the project?

  • Our on-site construction supervisor conducts daily inspections and maintains Stockell Custom Home’s strict standards, of every trade, at every stage.

Communication & Collaboration

How often will I receive updates on progress?

  • We provide regular updates to our 24/7 online schedule and daily logs and encourage our clients to login daily to view. We guarantee replies to any of your emails or texts on the same day.

 

Do you allow homeowners to make changes during construction?

  • Yes, we are happy to make the client’s requested changes. We provide detailed estimates for the change and with your approval the change will be made.

 

How do you resolve disputes or issues if they arise?

  • Typically, disputes arise over allowances and poorly detailed scopes of work. Years ago, we implemented our preconstruction process, in which all the selections are made. During this phase, clear and concise plans are developed along with scopes of work.  They are then uploaded to our project management system where our clients can login, approve, and see everything, including detailed cost breakdowns of each item. It is the one source of truth. A place where everyone is on the same page. We are very transparent. We prioritize collaboration and fairness.  We guarantee same-day responses to client emails, and we address concerns promptly. After years of fine tuning our process, we have very few issues and disputes are rare.

Warranty & Post-Construction

What warranties do you provide for workmanship and materials?

  • We stand behind our work with warranties that protect your investment. We have 1 year of workmanship warranty, during which we correct everything during the first year.  Beginning in the second year, all systems and appliances are covered by manufacturers’ warranties. We offer a 10yr structural warranty through 2-10 Home Warranty for long-term peace of mind.

 

Do you offer post-construction support or maintenance services?

  • Yes, at close we will walk the house with you and review the operations of all equipment and appliances. Our HVAC contractor will also meet with you to provide instruction on the programable thermostat and explain all the features of your high efficiency equipment and service intervals. We remain available for guidance and support after moving in. We are just a phone call or email away.
